SimplifyEM is less a complete rental property software tool and more a property accounting software.

If you’re really just looking for something to help manage your property accounting, and the other features such as eLeasing and maintenance management aren’t useful to you, it’s worth considering.

Rentmoji is a good option if what you’re most interested in is a smooth UI and having multiple versions to access anywhere, as it offers both cloud-based and smartphone versions.

They offer a fairly robust list of features, with the trade-off being that they use enterprise pricing. So, you’ll be paying more for the same feature set you’d get from other comparable tools.

Similar to SimplifyEM, Proertyware is ideal if you’re mainly looking to handle your property accounting. However, while SimplifyEM is designed for smaller portfolios, Propertyware is designed for larger portfolios of 250+ units.

TenantCloud

TenantCloud is a unique option for anyone on a tight budget and looking for free property management software, and the option on this list with the pricing model most similar to Cozy’s.

That’s because it offers a limited free plan for up to 75 units. Limited in that it only offers a few basic features, while its higher-tier plans offer more features at a comparable price to other options on this list.

There isn’t much you can do besides eLeasing with their free plan. However, if you’re truly on a budget, it’s a good place to get started.

If you want to get access to their full feature set, you’ll need to upgrade to their $40 per month plan.

6. ResMan

ResMan

ResMan is one of only a few options on this list with great user-reported customer service, making it stand out for something other than its feature set.

Users especially report liking a convenient help button located within the app that users can press anytime they’re having issues with the software.

Strangely enough, ResMan conversely doesn’t offer either a knowledge base or tutorial videos, making it a bit hard to get started with.

7. Yardi Breeze

Yardi Breeze is good if you’re looking for a property management app ideal for smaller portfolios.

That’s because it has a decent set of features while managing to not overwhelm new users, and is relatively easy to get started with.

However, you’ll pay more for the same features than you will with several of the other tools on this list, so it won’t be for everyone.

Yardi Breeze pricing

Yardi Breeze charges $1 per unit per month, which is affordable compared to many options on this list. However, you’ll pay more if you have less than 100 units as they have a $100 minimum monthly charge.

Avail

Another good option, Avail offers a more comprehensive feature set than Landlordy while also offering a free plan.

Unlike Landlordy’s affordable premium plan, however, Avail’s paid plan isn’t cheap.

Other pros and cons include a decent UI that’s easy to maneuver and, but that’s it’s difficult to get started because Avail doesn’t offer good tutorials or a competent knowledge base for learning how the software works.

Avail is one of the few options on this list with a free plan, similar to Cozy’s original pricing model. Similarly, though, you’ll need to move up to one of their premium tier plans to get many of the common features that other property management tools offer.
