Hemlane is a property management software with a good balance of features, as well as some unique ones that other tools don’t typically offer.

If you’re looking for a property management tool with a bit more of a hands-on in-person touch, there are some interesting tools to look into.

However, the major trade-off is that Hemlane is more expensive than most comparable tools.

But let’s dive into more detail by looking at Hemlane’s features, pricing, pros and cons, and user reviews to give you an idea of whether it’s right for you.

After, we’ll talk about alternatives to give you something to compare against and choose from.

Hemlane features

First, let’s take a look at Hemlane’s features.

As mentioned above, they have a solid set of features that includes a strong collection of accounting tools and some other primary features for landlords and property managers.

Hemlane software features

Such as:

  • Online rent payments
  • Listing management
  • Tenant screening
  • Background checks
  • Payment reminders
  • Reporting
  • Repair tracking
  • Document storage

In addition to these features, Hemlane also offers some unique in-person features.

Agent Match does what it sounds like– it matches you with a local real estate agent to help you do things like show your property.

You can also get linked up with an agent to perform a rental price analysis, move in/out inspections, and more.

Surprisingly, however, one of the features absent from that list is a native smartphone app for either iOS or Android something many other property management tools offer.

Hemlane pricing

Hemlane is on the pricier side for property management, though its pricing isn’t quite on the enterprise level.

They’re basic plan starts at $30 per month, though it includes only your first unit:

Every unit thereafter is a standard $2 per unit per month.

We’ll talk about this later when we discuss alternatives, but that $28 base before considering units ends up making Hemlane a bit more expensive than other property management software options.

Beyond this, their next level Essential plan has the same $28 base but jumps considerably up to $12 per unit per month and a few features such as priority support and state-specific lease.

In addition, Hemlane offers a 30-day free trial to try the software before investing.

Hemlane property management software: Pros and cons

Now, let’s pull back a bit and look at the pros and cons of using Hemlane property management software.

Pro: Good customer support

Many Hemlane users report that their customer support is one of their stronger options.

Beyond just being responsive, they offer relatively inexpensive priority emergency support via their Essential plan.

Pro: Unique local features

Another benefit, Hemlane offers unique local features that very few offer outside of enterprise tools.

Taken together, they have the ability to potentially add another level of convenience when using the software.

Con: No iOS/Android app

This is a big draw of property management software for many, so Hemlane not having a mobile app of any kind is a big con that makes it much more inconvenient.

While users report the desktop version is easy to use, without the ability to use the software on the go, you’re greatly limiting when you can access your information.

Con: Pricier than most other tools with comparable features

We’ll touch on this more later, but this is all about the fact that Hemlane ultimately comes in a little more expensive than many of its competitors.

For up to 20 units, you’ll pay $68, which is high when compared to other tools.

Hemlane reviews

So far, we’ve touched on several aspects of Hemlane’s property management software.

However, let’s go in a different direction now and hear straight from actual users.

To do that we’ve gathered real reviews from real, verified users of Hemlane’s software from popular review websites such as Capterra and Getapp.com

Let’s see what they have to say…

One anonymous user remarked on their customer service:

“The software options are intuitive and, in case of issues, the customer support is very professional and prompt.”

And user Wendy also remarked on Hemlane’s customer service:

“Every time I reach out and have a question if my call isn't answered right away I receive a call back the same day. The tech team is always so friendly and knowledgeable. It's always a good experience talking to them.”

Another oft-reported benefit is Hemlane’s ease-of-use. User Mike mentions:

“I love how simple it is to use. Our tenants and owners love it as well.”

User Jessica says the online payment feature has been key:

“Being able to provide my tenants with a secure platform for online payments and communication has made our operations so much more seamless!”

On the flip side, she also mentions, “The financial features are still basic, but I appreciate their compatibility with QuickBooks and other software,” commenting on the fact that Hemlane doesn’t offer many property accounting features.

Another user, Peyton, referenced similar issues:

“Some of the financial stuff was hard to figure out and can still be difficult. Reconciling the hemlane payments to the bank and into QuickBooks gets hard sometimes.”

While another user, Reese, listed their primary con of using the software as the “lack of communication from Hemlane to service professionals.”

Pricing

Earlier, we talked about Hemlane’s base pricing.

However, if you remember that only includes the first unit.

So, to do a property comparison we’ve taken another screencap of Hemlane’s pricing assuming the same 20 units:

Hemlane plans

Suddenly, the price goes from looking like it’s the less expensive option to being more expensive.

Look at this for example. With DoorLoop’s basic plan you get your first 20 units covered, which comes out to just $49 per month:

The #1 Hemlane alternative is DoorLoop
